DHCP Conflict

Hello!

I have got a problem and would like to ask you guys to help me out.

So my setup is the followin: Home Gateway from the ISP runs DHCP (I cannot turn this off as this unit drives the IPTV set-top boxes as well.) I have got a couple FUJITSU Primergy RX300 S5 servers in my home lab running ESXi. IP cameras, IoT stuff, etc.
I have configured my Home Gateway to handle addresses from 0.10->0.100
I have got my cameras from 0.101->0.120
The server managment ports are from 0.121->0.130
The virtual server ip addresses from 0.131->0.180
All the IoT stuff and custom built electronics are above 0.200->

I have already set up SoftEther server on one of the virtual machines, opened ports, etc. I can reach the server from outside, I can connect to it browse the net and use the network shares. (I have got VIRTUAL NAT enabled with default settings).
It all works fine if I am away from home I can access all my stuff.

BUT!

If I connect a new device to the physical network via WiFi (directly to the home gateway) or cable, SoftEther VPN server is gonna take over controll and give the machine an IP address 30.XXX. And there is no network access on that machine.

What's the workaround to this? Is there any way to limit VPN server to only handle requests coming from the outside world.

I am open for any ideas to test.
